check that you're not clipping the shit out of your master bus.  while your daw is floating point and will allow headroom above 0dbfs, a rendered file will not.

Matt nailed it. I used to have this issue back in the day, and it went away after I stopped red-lining the master. You might still be able to clip on peaks (eg: drum transients) and achieve a pretty similar render to your real time playback, but I personally try not to do that either.

Also, if you're exporting 24-bit .wav's and you're going over 0db, it's going to clip. 32-bit will save the supposedly clipped information.

My best guess is that whatever playback software you are using (Windows Media Player, VLC, iTunes) is modifying the playback with their built-in 'enhancements.' Just turn those off.
